Plot 1

Plot 1 occupies a prominent location within the existing retail park extending to approx. 5.47 acres and is situated to the Eastern End of the Trostre south retail site and is currently the site of the Councils Tŷ'r Nant offices. Adjacent occupiers are currently KFC and B&Q. The North Eastern area of the site has a pond and an ecological survey is available to address the possibility of relocating this to another site. Offers will be considered for all or part of this site.

Plot 2

Plot 2 extends to approximately 3.16 acres and is situated to the western end of the Trostre South retail Park and the North Avenue entrance to Trostre Industrial Estate with adjacent occupiers being Pets at Home and B&Q

Plot 3

Plot 3 extends to approximately 1.38 acres and is situated to the entrance of the Trostre Industrial estate and to the rear of Trostre retail Park. A water main is located under part of the site details of which are held in the GI report.

Method of Disposal

Prospective developers are invited to submit expressions of interest for one or more of the sites to the e-mail or address below by 12 noon on 25th September 2018 and should include:

  • A brief description of the development in terms of land use.
  • Sketch proposals for the development of the site.
  • Details of the developers background and similar schemes undertaken.
  • Financial offer bid based upon a single premium payable on the grant of a 250 year
    lease with a peppercorn rental payable thereafter.
  • Development programme for the implementation and completion of the proposed
  • Details of funding.
  • A definitive time table for the development.

Submissions will be evaluated on the basis of the proposals and the financial offer together with potential impact on the Town Centre. The council are not bound to accept the highest or any tender.
