LOCATION
The Property is located on the well established Parc Hendre Industrial Estate about three miles south-west of Ammanford, in Capel Hendre, served by the A483. The A483 connects with junction 49 of the M4 Motorway to the south.

SITE DESCRIPTION
The plot is generally level and extends to an area of 1.66 hectares (4.1 acres) as identified on the plan.
The plot is accessed via a spur road constructed from the main estate road and the plot will require preparation prior to development in terms of clearance, levelling and compaction.

PLANNING
The permitted uses of the site are B1, B2 and B8. The Council will require the sites to be used for manufacturing or uses that add value. All interested parties will be asked to provide full details to establish they meet these criteria.
Any development will also need to comply with the Welsh Government’s Sustainable Policy in terms of BREEAM.

SERVICES
All mains services are believed to be available to the plot however developers should make their own enquiries with the statutory utilities as to the availability and adequacy of their supply for the proposed development.
In addition the plot is sold subject to any existing services located within the site and furthermore the purchaser will be required to pay a reasonable proportion towards future maintenance, repair and renewal costs of any shared services used.
