7. Development Opportunities

There are five unique development opportunities across the Tyisha ward:

  • Site 1 - Lakefield School
  • Site 2 - The Four Ty’s
  • Site 3 - Copperworks School
  • Site 4 - Clos Sant Paul
  • Site 5 - Train station car park

The development sites are made up of council owned land and buildings spanning through Station Road and branching off into neighbouring streets.

We are open to proposals which show how each development site could be designed and improved; ensuring that they align with the project goals and objectives as well as the community aspirations and needs.

Built in 1880, Lakefield School is a disused primary school located in the middle of a residential area within Tyisha.
The site is located less than two minutes’ drive from Llanelli train station and 4 minutes from the town centre.
Lakefield Road is predominantly an area of homeowners and privately rented accommodation with a resident mixture of families and older people.
A survey was carried out in 2022 on the future of Lakefield School. 47% of the community wanted the site to be used for housing, with the majority wanting accommodation that is adapted/accessible.

The Four Ty’s site previously contained four small blocks (Ty Meriel, Ty Elizabeth, Ty Howard and Ty Cydwel) were built in the 1950’s and contained one bedroom flats and three bedroom maisonettes. In 2021 the four blocks were demolished.

Copperworks School is located between Nevill Street and Glanmor Road and backs onto the Four Ty’s development site. The school was built in 1847 and is one of the oldest schools in the Llanelli area.
In 2022, a survey was carried out to ask the community their views on the future of the site. The majority of the community would prefer the area to be used for housing, a community hub and a play area. Consideration must be given to the future usage of the site, incorporating the aspirations of the community as well as the heritage, architecture and design of the building.

Located on Station Road, Clos Sant Paul features 36 one and two bedroom flats. The block was constructed in the 1980’s along with other housing and has been used as social and supported accommodation as well as office space.

An unusual opportunity to convert the current car park site into either a residential, commercial or mixed-use development.
Previous discussions and aspirations for this site has included creating an alternative gateway connecting the footfall from the station through the car park and onto Gathen Terrace and across towards the Four Ty’s site.
